Rezoning bylaws and development permits have been approved to undergo a comprehensive redevelopment project in Fernwood.

An existing Caledonia townhouse complex, located at 1211 Gladstone Avenue, currently includes eighteen units which are slated to be demolished to make way for the new development.

The complex sits on 0.84 acres of land owned by School District 61 and being leased to the Capital Region Housing Corporation (CRHC).

With increasingly complex repairs, the townhouse complex is said to be nearing the end of its service life.

The CRHC proposes to demolish the existing townhouse units and construct 158 new affordable units within three townhouse buildings, a 5-storey apartment building and a 4-story apartment building.

Renovations will also include an expansion opportunity with 1.3 acres of unused, adjacent land.

The new build would offer a variety of unit types including studios, one, two, three and four bedroom units as well as 117 underground parking stalls, 16 visitor parking stalls and 224 secure bicycle parking spaces.
